Prospective and current guests must meet the below requirements to apply and maintain eligible for housing within The Lofts!

Students
- All members of the household are 18 years or older
- Maximum 2 person household
- In possession of a EU passport or Dutch residence permit
- Employed as a worker, freelancer, registered student or independent contractor
- Meeting all below requirements for their respective status:

- Valid and actual payslips from the past month including visible name and account number
- Valid Dutch residence permit, work permit or EU Passport
- Earning a minimum monthly gross income of (close to) €2.400,00 including bonus and holiday allowance (based on 1 person)
- Employer’s statement (not older than 3 months)
Freelancers and Independent Contractors
- Proof of actual demonstrable assignments
- Extract from the Dutch Chamber of Commerce (not older than 2 months)
- Valid residence permit, work permit or EU Passport
- Earning a mimimum annual gross income (close to) €35.000,00
- Credit check report from Graydon
Students
- Proof of enrollment with University
- Valid Dutch residence permit, work permit or EU passport
- Students 23+ Masters, PHD’s or Doctoral
When will I get my signed contract?
As soon as you signed your version, our landlord will ask you to arrange your Security Deposit (Savéon) and transfer your first month’s rent etc. In the meantime you can check your contract below if you’d like to check something.
Which contract types do you offer?
We can offer you a contract with a maximum of 5 years when you’re between the age of 18 and 28. When you’re 28 and older it is possible to stay a maximum of 2 years.

What does my invoice contain?
Your monthly costs are NET rent, Service Costs and Membership.
So depending on your apartment type, your calculation will be NET rent + Service Costs (€95.00) + Membership (€55.00)
Please note that your electricity, water and communal taxes aren’t invoiced by your landlord.

Can I schedule a viewing?
Because the building is still under construction, a viewing is not possible.
Can I live together at The Lofts?
You can live together within The Lofts, you can also both register with the municipality!
An additional person does not pay a full second membership, the supplement to be added to the invoice will be €19.00 only and you’re good to go!

What kind of taxes and levies do I have to pay?
Taxes and levies are regulated by the municipality or other government institutions. Please find here more information.

What size are the apartments?
We offer 198 studio’s of 32m² and 14 larger apartments of 40m².
Which contract types do you offer?
We can offer you a contract with a maximum of 5 years when you’re between the age of 18 and 28. When you’re 28 and older it is possible to stay a maximum of 2 years.
What’s included in the rent?
Your invoice covers your net rent, the service costs, which includes utilities, internet and television and The FIZZ membership. The FIZZ membership offers you Co-working spaces, community events and a Resident Manager.
Can I apply for rental allowance?
Of course you can. You won’t get it though ;)
What can I find in my apartment?
The apartments are unfurnished, but including an equipped kitchen and bathroom, a possibility of connecting your washing machine or dishwasher is available.
How can I secure my apartment?
You can register yourself here and you’ll receive updates regarding your preference of apartment and the next steps within the registration.
Do I have to pay a security deposit?
The FIZZ Lofts requires a security deposit of €2000,-. The deposit is fully refundable at the end of your membership, provided no damages have been incurred. Or you don't have to pay €2000,- if you choose for a Savéon Deposit Guarantee. Follow this link to choose the option that best suits you.
How do I pay my rent?
The Lofts will deduct your rent from your bank account around the 28th of every month. You pay one month in advance. A standing order is mandatory and will be signed for in your tenancy contract. Make sure that the bank account number you fill in when you register corresponds to the number on your payslip.
Is housekeeping included?
The public area’s will be cleaned by The Lofts of course, when you’d like your place to be cleaned you can order apartment cleaning through the webshop or by contacting your Resident Manager. Who doesn’t like an impeccably clean home and who does like cleaning?
Can children stay with me?
Because of the vibrant atmosphere it’s not a healthy environment for children. The Lofts is a safe haven for Young Professionals with a unique balance between privacy, working and community. Besides that, 32m2 is not suitable for a family. Note: only two people can register on the address.
Are pets allowed?
Hamsters, fish, bunnies and ginnea pigs? Yes! Dogs, cats, alpaca’s, elephants and horses? Nope.. sorry. Pets who wander around can cause allergic reactions for your fellow tenants. You wouldn’t walk around in a cloud of sneezes and germs would you?
Is there parking on site?
Secure parking is possible in the parking garage! Regular cars can reserve a spot for only €130.00 per month, do you own an Electric/Plug-in vehicle? Then please contact your Resident Manager for discounts, availability and rates! You can show your interest by ticking off the designated field in your preference field in the registration form.

Can friends and family stay with me?
Of course, it’s your home! When someone visits, you can book an extra bed for your guests through your Resident Manager. The Dutch law mentions certain rules around people staying with you for longer periods of time, for more information you’re always free to contact your Resident Manager.
Are there apartments for couples?
That’s up to you! Co-tenancy is possible and in order to register you can request it through your Resident Manager. The membership for your second tenant will be calculated after signing your contract, the second tenant will then also be a FIZZ member!
How can I order packages?
You’ll always have to use your own private address. In case you don’t expect tob e home during delivery, just order with the addition ‘BringMe’ in the reference of your order. Download the BringMe app and when that’s done, you’ll receive a message when your package has been delivered! You can find your parcel/package in the BringMe Box downstairs!
When can we use the co-living spaces?
All members can use our co-living spaces at all times. Would you like to host your own event? Please do so! Just keep in mind that all area’s can be used by all members and don’t refuse access to co-members. You can simply use the event agenda or contact your Resident Manager for The Lofts’ private events.
Is your service 24/7?
Yes it is. However, the Resident Manager is on site during office hours and week days. When you’re in trouble or in case of emergency you can use the emergency phone number. For all other queries you can send an e-mail and receive a reply within 24 hours.
Do you have extra storage?
Amsterdam. So no, unfortunately not.
